Choosing a Concrete Crack Repair Contractor

A crack across a driveway, patio, foundation wall, or concrete step is not always a cosmetic problem. It can be the first visible sign of water movement, poor base preparation, settling soil, or concrete that was placed without the right joints or curing process. A qualified concrete crack repair contractor looks beyond the line in the slab and finds out why it opened in the first place.

That matters in New England. Freeze-thaw cycles push water into small openings, then expand them. A crack that looks manageable in the fall can turn into a spalled edge, uneven slab, or drainage problem after a hard winter. Covering it with patch material may improve the appearance for a season, but it will not correct movement below the concrete.

What a Concrete Crack Repair Contractor Should Diagnose First

Concrete is strong under compression, but it does not bend well. When the ground shifts, water undermines the base, tree roots lift an edge, or a heavy load exceeds what the slab was built to carry, concrete cracks. Some cracking is normal, especially on large slabs. The question is whether the crack is stable, widening, holding water, or creating a trip hazard.

Before recommending a repair, a contractor should inspect the whole area. That includes the crack pattern, the height difference between sides, nearby downspouts, slope away from the home, soil conditions, and any signs that water is getting beneath the slab. For foundation walls, the inspection should also consider moisture, bowing, stair-step cracks in masonry, and whether the issue is structural or simply surface-level shrinkage.

A straight, narrow hairline crack in an otherwise level patio may be a reasonable candidate for cleaning and sealing. A wide crack with one side sitting higher than the other is different. It may point to settlement, frost heave, washout, or a failed base. If water is running toward the foundation, repairing the crack without changing the drainage route can leave the real problem in place.

The Right Repair Depends on the Failure

There is no single repair that works for every cracked slab. Good work starts with matching the method to the cause and the condition of the concrete.

For small, stable surface cracks, routing and sealing can keep water and debris out of the opening. The crack is cleaned, prepared, and filled with a flexible or rigid repair material selected for the location. This is often practical for walkways, patios, and driveways that remain level and show no ongoing movement.

When a crack has broken edges or surface scaling, the damaged concrete may need to be cut back to sound material before patching. The repair has to be properly bonded and shaped so water does not sit along the edge. A thin skim coat over weak concrete is rarely a lasting answer. If the concrete underneath is deteriorating, the patch will fail with it.

Sunken slabs may sometimes be lifted rather than removed. Slab lifting can be a good option when the concrete is generally sound but has settled because of voids or a weak base. It can restore a safer walking surface and improve drainage without replacing an entire section. It is not the right choice if the slab is badly fractured, too thin, poorly built from the start, or being pushed upward by roots or frost.

Full removal and replacement is sometimes the honest recommendation. It costs more upfront, but it gives the contractor access to the base, soil, drainage conditions, reinforcement, and slope. For a driveway apron, front steps, pool deck, or patio with widespread cracking, replacement may protect the property better than putting money into repeated repairs.

Why Concrete Repairs Fail Again

Most failed repairs are not caused by the patch product alone. They fail because the conditions that cracked the concrete were never corrected.

Poor drainage is one of the biggest causes. Roof runoff, improperly pitched soil, clogged drainage paths, and downspouts that empty beside a slab can saturate the ground. Water softens soil, washes out fines, and creates voids below the concrete. In winter, trapped moisture freezes and moves the slab again.

Base preparation is another common issue. Concrete should sit on a stable, properly compacted base suited to the use of the area. A patio and a driveway do not carry the same load. A slab placed over loose fill or uneven ground can crack even when the finish looked good on installation day.

Joints also matter. Control joints give concrete a planned place to crack as it shrinks and responds to temperature changes. Expansion joints separate concrete from foundations, steps, and other fixed structures. When joints are missing, cut too late, poorly placed, or filled with hard material that prevents movement, the slab chooses its own path.

Then there is workmanship. Concrete that is over-watered, finished too early, placed too thin, or not cured correctly may develop weak surfaces and premature cracking. These problems cannot be fixed with a quick coating. A dependable contractor will say when the existing work is not worth saving.

Questions to Ask Before Hiring a Contractor

You do not need to be a concrete expert to ask direct questions. Start by asking what caused the crack, not just what product will fill it. A contractor who cannot explain the likely cause is guessing at the repair.

Ask whether the slab is moving, whether water is contributing to the problem, and whether the repair includes preparation of the base or drainage area when needed. If replacement is recommended, ask about slab thickness, base material, compaction, reinforcement where appropriate, control joints, slope, and curing. The answers should be clear enough that you understand what you are paying for.

It is also reasonable to ask what the repair will and will not solve. For example, sealing a stable crack can reduce water entry and improve appearance, but it will not stop a nearby tree root from continuing to lift the slab. Lifting a settled walkway can remove a trip hazard, but it cannot correct roof runoff that keeps washing out the soil beneath it.

Be cautious with estimates that promise a permanent fix before anyone has looked at the surrounding site conditions. The lowest price can be the most expensive choice when it leaves out excavation, compaction, drainage correction, disposal, or proper concrete placement. A clear scope protects both the homeowner and the contractor.

When Cracked Concrete Becomes a Safety or Property Issue

A crack deserves faster attention when it creates an uneven walking surface, exposes a sharp edge, allows water against the foundation, or affects stairs and entries. Driveways with large breaks can worsen under vehicle traffic, while damaged steps can become a serious liability in wet or icy weather.

Foundation cracks require particular judgment. A small vertical crack may be manageable, but a horizontal crack, visible bowing, recurring water, or a crack that continues to grow should not be treated as a simple cosmetic repair. The right solution may involve excavation, waterproofing, drainage work, masonry repair, or structural evaluation depending on what is happening around the home.

For exterior concrete, timing can affect both price and results. Minor repairs are often best handled before water and winter weather enlarge the damage. Larger replacements need suitable weather for site preparation, placement, and curing. Waiting is not always wrong, but the area should be kept safe and water should be directed away from the damaged concrete in the meantime.

Repairing the Concrete and the Cause

The best concrete repair is often part of a larger property solution. A cracked walkway may need a new base and better grading. A failing patio may need runoff redirected before new concrete goes in. A foundation crack may need the exterior soil slope corrected so water stops loading the wall.
